Benefits of Design Build

WORK WITH ONE TEAM

As a design build firm, we operate as one entity with the owner as opposed to separate entities working with the owner. This ensures that not only is their accountability from the single entity, but that there is teamwork in place, there are predefined processes, a lack of finger pointing, etc. These are incredibly vital especially when challenges occur, which they always do, on designs, budgets, construction, etc. This allows us all to work as a team and quickly find the solution.

ACCOUNTABILITY

When the same team that designs the project builds it, there is much more attention to detail. All aspects of construction are taken into account in the beginning, whereas in a typical design bid build, the costs expected during the design phase are not met during the actual construction phase resulting in projects going over budget. 

SAVE TIME AND MONEY

Time savings is significant. We have our team, we have our process and we know what to expect. Construction Industry Institute research study and report shows that based on their review of 351 projects ranging from 5000 to 2.5 mm SF, Design build was 6.1% cheaper, the construction was 12% faster, delivery was 33% faster, cost growth was 5.2% less, and the schedule growth was 11.4 less when comparing these metrics to design bid build.

HOW DOES THIS WORK?

There are three phases

PRE - CONSTRUCTION

We approach our clients as one entity, contract, and unified workflow from start to finish. Once the owner has selected the form to work with, pre-construction services start. 

 

Pre-construction services is when the team learns about budgets, goals, challenges, and the project's overall vision. From there, we continue with the architectural and interior design, using this as an opportunity to present rendering, drawings, examples of finishes, timelines, and a final budget to the owner.

 

While this process is underway, our team is working in the background to secure all paperwork necessary for the management company and the DOB to ensure this project limits downtime, and that we are efficient in every aspect. 

CONSTRUCTION

Once everything from design to permits is approved, we begin construction. Because of our process includes everyone on the same team, all issues typically encountered when reviewing drawings or performing verifications in the field are mitigated, and unforeseen issues become non-existent.

 

It's also why we do not issue any change orders to clients unless it is because of an Owner related request that differs from the contracted scope of work. We are big with this and absolutely take accountability that when you hire us, the price is the price, unless they request a change. We are the professionals on this project. We should know what we're doing.

POST CONSTRUCTION

Post Construction differs with us as well. We use this opportunity to walk through with the client and show them how everything works, answer questions, and truly leave them with a positive experience.

Every project is professionally cleaned twice during the project. Once at the point of substantial completion and a final deep clean following completion of the punch list and project sign-off. When we leave a project, we want every aspect to be perfect - including your move-in.

 

All of our projects come with labor warranty, and many of the materials we use are warrantied for life. If any issues arise following installation, we're happy to send our service team to assist!

Step by step

01.

A-Z LOGISTICS

We handle everything from A to Z and that includes the red tape and legalities required. We handle all coop and condo requirements. We oversee all insurance. We coordinate with the engineers on load letters, MEP design, structural testing, etc. 

02.

DESIGN

On the design aspect, we ensure that all expectations are met, samples provided to the owner to visualize, we provide shop drawings and renderings so they know what to expect prior to the work being performed, and oversee procurement of all finish materials on the client's behalf.

03.

KEEP TABS ON PROGRESS

Our clients have access to our construction management software where they can see in real time the status of the project.

04.

ATTENTION TO DETAIL

Our attention to detail is our biggest asset. We review all details and have multiple parties also reviewing to ensure nothing is missed from cabinet specs, electrical outlet locations, the direction of door swings, custom closet details, and more. Our strong point is our prep work. 

05.

LOCALS KNOW US

We have an amazing reputation with building management companies. We are consistently complimented by management, resident managers, and supers on how the prep work in the building hallways/common areas is something they've never seen in terms of thoroughness.

WE'RE SUPER CLEAN

Even our demolition work is clean! We utilize sophisticated dust filtration systems with dust curtains and take pride in having a clean/organized job site every day.

07.

PRESENT LEADERSHIP

Every project has a working foreman overseeing the work. We believe in having a leader always present, ensuring quality control is accomplished, providing feedback, and overall project management.

OUR CREW KNOWS BEST

We pride ourselves in subcontracting as little work as possible. Even our hardwood flooring installation process is second to none. We go over and beyond to measure the walls and understand the spacing, ensuring no narrow strips are installed anywhere. We spend time to measure and create chalk lines, work points, and ultimately a perfectly installed and visually perfect product.

09.

INSURED TO THE HILT

Our insurance is the best in the market and truly provides the client coverage in the unlikely event that coverage is needed. We're AAA rated, and our insurance will not allow any entities to perform any work on our projects without us having an independent 3rd party report performed analyzing the coverage and ensuring it meets or exceeds our coverages. If it does, we require them to add us as a certificate holder, reducing any risk to ourselves or the client.

COMPREHENSIVE PROPOSALS

We provide a detailed scope of work and communicate with the client as much information as possible - compared to the proposals most clients likely see. Our proposals are lengthy and ensure the client understands everything and what to expect on a project of ours. 

11.

WE START ON
THE RIGHT FOOT

Our project prep is extensive. We analyze and review everything before the project start. A thorough inspection of the apartment is done by a licensed inspector, providing us with a report of the existing conditions of the apartment. We have our engineer perform an electrical load test, review the intended electrical usage, and confirm that what we are looking to do is possible. All lead and asbestos testing is performed as well. Site safety plans are created based on each project. All measurements needed for the transport of tools and materials from the street to the apartment are verified (such as elevators, stairs, hallways, etc.) We leave nothing to chance.

12.

NOTHING BUT
THE BEST MATERIALS

Material procurement is extensive. We analyze and review that all material includes a spec sheet, and ensure that all manufacturer guidelines are met. While a simplistic statement, it is extensive. Everything is double-checked. Trowel shape and size for tiling, flooring glue, underlayment, etc. Ability and durability for material in certain conditions like wet areas. Resistance to expansion and contraction based on moisture meter tests performed during prep etc.
